Green credentials - Pied a Terre Residential is keen to cut down on unnecessary wastage and therefore operates a paperless policy - you will only be issued hard copy documents where legally required (i.e. the Tenancy Agreement). Rest assured all other documentation will be issued electronically for your records.
Pied a Terre Residential offers two levels of service:
Letting Only Service
This is our standard service. In a nutshell, it includes marketing your property and carrying out viewings, leading to the introduction and vetting of a prospective tenant. Once the tenant has been approved we then go ahead and prepare the tenancy agreement, and if required an inventory will be organised on your behalf. As soon as all relevant paperwork has been signed, your new tenant will be free to move in. The first month’s rent and usually a tenancy deposit is collected and credited to you, less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be your responsibility.
Letting & Management Service
This comprehensive service is suitable for those landlords who are either not residing locally, or would simply rather not deal with tenants directly, preferring all aspects to be handled by an agent. It comprises all the stages of the Letting Only Service PLUS the following:
Arranging Inventory Check-In; collecting and processing the rent, and forwarding automatically to your nominated bank account; issuing financial statements and where necessary arranging any maintenance or repairs to your property, in line with our terms and conditions. The service also includes carrying out periodic inspection visits and ensuring ongoing compliance with Health & Safety requirements. Towards the end of the tenancy we liaise with the tenant, with a view to renewing the tenancy agreement. Alternatively we will arrange to check them out and re-advertise the property to let.
Unlike the vast majority of letting agents, we are so confident of our competitive fee structure, we are happy to advertise this openly to our prospective landlords, as outlined above.
